By placing an order with us you will be deemed to have read, understood and agreed to these Terms and Conditions. If you are unhappy with any aspect of these, then you should contact one of our customer service advisors at 028 44 671246 before placing an order with us.

These Terms and Conditions and your use of our web site are governed by Northern Ireland law and you agree to submit to the non-exclusive jurisdiction of the Northern Ireland court. This does not affect your non-excludable statutory rights.

This website and our Terms and Conditions have been designed for use within the United Kingdom and under UK law. Whilst we are happy to consider requests for products and enquiries from outside the United Kingdom, we give no warranty, express or implied, that the use of this website or the placing of any order through this website from outside the UK complies with any applicable non-UK laws or regulations. Accordingly, any products or promotions not permitted under your local law are not offered to you.

Payment Options

Pheasants Hill Farm accept all major credit and debit cards (no minimum) and our website uses a secure payment system, WorldPay. All transactions are in sterling GBP.

Delivery Charges 

These are automatically added to the cost of the product as part of the process of submitting an order.

Application of Value Added Tax (VAT)

VAT is included in the cost of each product, where applicable

Availability of goods:

We endeavour to display through this website all items in our current range. We aim to hold stock of all products, however occasionally an item will be out of stock and if this is the case this will normally be indicated on the website.

Website Liability

We make every effort to ensure our website is as accurate as possible but we can accept no responsibility for any loss resulting from information contained on our website or in respect of any omissions or errors. We give no warranty to any of the information contained on our website. To the extent of the law, by using www.pheasantshillfarm.com you agree that we will not be liable to you or any third party for any loss or incidental damages that arise as a result of using www.pheasantshillfarm.com.

Right To Cancel

Perishable Goods: Under the Distance Selling Regulations a buyer may cancel any order for perishable Goods for any reason up to the point of despatch, and any payments made by the Buyer shall be refunded in full within 28 days. The Buyer’s right to cancel an order for perishable Goods ceases at the point of dispatch. Please ensure that you want the perishable items when you order, as we regret that after despatch of goods we are unable to offer a refund simply because you change your mind. 

Non-perishable Goods: For non-perishable goods (such as preserves) you have the legal right under the Distance Selling Regulations to cancel your Order within seven days of receipt of your goods (with the exception of made-to-order items). You do not need to give us any reason for cancelling your contract nor will you have to pay a penalty.  However you will need to notify us by email or post if you wish to cancel your contract  For non-perishable items, you shall bear the cost of any product returns except where the product is faulty or in an unsatisfactory condition. 

Order Confirmations

Upon submitting an order using our automated shopping basket system, the customer will receive an email containing order confirmation and details of the order.

Shipping information

After receipt of an order through our online site, when we despatch the goods we will send a shipping email, containing tracking information and the date and latest time we expect the courier should deliver the goods to the customer.  From the point of despatch it is the customer's responsibility to track their delivery on the courier's website and to take all necessary action to ensure that the perishable goods are delivered to the delivery address within two days from the date of despatch to ensure that the perishable goods contained in the order do not spoil in transit. 


Any dates quoted for delivery are estimated delivery dates only and may be subject to change.  The Supplier shall use its reasonable endeavours to meet any date agreed for delivery. In any event time of delivery shall not be of the essence and the Supplier shall not be liable for any losses, costs, damages or expenses incurred by the Buyer or any third party arising directly or indirectly out of any failure to meet any estimated or agreed delivery date.

We can accept no liability for any loss or damage (whether direct or indirect) caused by delivery at any time other than the estimated date for delivery, if the delay is due to any circumstances beyond our control such as adverse weather conditions or the performance of the courier. 

Delivery of the Goods shall be made to the Buyer’s address specified in the order and the Buyer shall make all arrangements necessary to take delivery of the Goods whenever they are tendered for delivery.

Pheasants Hill Farm Northern Ireland, Ireland and UK Mainland deliveries are made by Parcelforce.  We deliver our products in specially designed containers to anywhere in the mainland UK.. Our couriers collect the completed orders from Pheasants Hill Farm and deliver them direct to the specified delivery address.  Deliveries are attempted at least once on the planned day of delivery. Our courier will require a signature in order to leave the delivery, and it is the customer's responsibility to ensure that someone is at the delivery address, and can hear the delivery men, and is able to sign for the parcel.  If no one is available at the delivery address to sign for the parcel, our courier may deliver the package to a neighbouring house either one door up or down from the delivery address whilst posting full instructions for collection on a delivery card at the delivery address. If it is not possible to deliver the package on the day of delivery our courier will return the package to the local Parcelforce depot and attempt to deliver on the next working day. Thereafter parcels must be collected from the local delivery depot by the Customer.  It is the customer's responsibility to track their delivery on the couriers website from time of receipt of our shipping email, and if necessary to arrange to collect the parcel from the depot (if the courier has been unable to make the delivery) to ensure that the perishable goods are delivered in a chilled condition to the delivery address   We will not accept liability for non delivery of parcels,  or for parcels delivered so late that the perishable goods shipped have spoilt, if the customer has failed to track the parcel, or to take action promptly to retrieve the parcel within one day from the courier's depot.  We will not accept liability for non delivery of goods if the address information supplied by the customer is insufficient for the courier to find the delivery location, or if the customer fails to arrange to sign for receipt of the goods when the courier attempts to make a delivery. 

Disclaimer and Limitation of liability

The entire liability of Pheasants Hill Farm (also trading as Pheasants Hill Farm Kitchen) under or in connection with any contract for any products to which these conditions apply shall not exceed the price of the products, except as expressly provided in these conditions. Pheasants Hill Farm & Pheasants Hill Farm Kitchen  will not be liable to the customer or to any third party for losses direct  or indirect or be deemed to be in breach of the contract by reason of any delay in performing, or any failure to perform, any of its obligations in relation to the products ordered by the customer if the delay or failure was due to any cause beyond its reasonable control,  such as late delivery due to adverse weather conditions, strikes, lock outs, acts or God,  non performance of the courier or other third party contractor or supplier, disease, non availability of raw material or any other cause beyond its reasonable control. 

Retention of Title

This remains with Pheasants Hill Farm until the goods are paid for in full.

Returns Policy:

Please note that under the Distance Selling Regulations you have a legal right to cancel an order for perishable goods up to the time of despatch.  Once the goods are despatched the legal right to cancel an order for perishable goods ceases.  Please ensure that you want the goods you order as there is no right to cancel perishable goods once they have been despatched just because you change your mind. 

Returns Policy: Wrongly Supplied Products

Please inform us within 24 hours from the date of the goods receipt if any items are incorrectly supplied.  We will then arrange collection of the wrongly supplied goods, and when they are returned to us and we have checked them we will either provide a refund to the same payment card as used to place the order or send replacement correct items.

Returns Policy : Goods delayed in delivery by the courier

Any dates quoted for delivery are estimated delivery dates only and may be subject to change.  We will aim to deliver your order by the date quoted for delivery, but delivery times are not guaranteed.  If delivery is delayed due to events beyond our reasonable control (such as weather or non- performance of the courier) the delivery date will be extended and the courier will attempt to deliver on the next working day.  Our goods are packed in highly insulated packages, which are able to maintain chilled temperatures below 6 degrees C for 4 days, so the goods despatched are kept in safe chilled conditions and a delay in delivery does not render the goods defective or unfit for consumption, and therefore does not constitute a legitimate reason for return of perishable items.      

Returns Policy: Defective or Damaged Products

If you consider that a perishable product is in a defective or damaged condition or is unfit for consumption on arrival you should inform us within 24 hours of delivery or of collection (if you collected the goods yourself) and you should return the goods to us immediately. You must arrange for the goods to be returned to us at your own expense. Goods can be returned by courier, or directly to our farm shop (Monday to Friday 10am to 5pm) or to St Georges market stall (Saturday 9am to 2.30pm).  If you are sending the goods back by courier the returned goods must be carefully repackaged in the original packaging, using frozen ice packs and sealed insulated boxes and despatched by one day courier service to arrive at our premises within the use by date as marked on the product. Once the goods have been returned to us, if we are satisfied that the Goods are indeed defective, damaged or unfit for consumption, we will arrange to supply replacement goods or give a full refund, including any delivery charge incurred. We cannot accept items for a refund or exchange if we do not receive them back at our premises on a date which is within the use by date on the pack, or if the goods have been damaged due to incorrect handling or storage or incorrect packaging of returns or if they have been returned through the use of an incorrect or unchilled transportation method by the customer.

Data Protection

Pheasants Hill Farm are committed to protecting your privacy. We will only use the information that we collect about you lawfully (in accordance with the Data Protection Act 1998). We collect information about you for two reasons: firstly, to process your order and second, to provide you with the best possible service. Pheasants Hill Farm will not e-mail you in the future unless you have given us your consent. Pheasants Hill Farm will give you the chance to refuse any marketing email from us in the future. The type of information we will collect about you includes: your name, address, phone number, email address We will not share your email address or any other details.

Unforeseen Circumstances

While every effort will be made to meet shoppers demands, cancellations or variations may be necessary as a result of Acts of God, War, Strike, Lockout, Labour Dispute, Fire, Flood, Drought or other causes beyond the control of Pheasants Hill Farm .

Our Guarantee To You

If your credit/debit card is used fraudulently as a direct result of being used to buy from our site, then we will assume liability for the first £50 of your loss. Your credit card company is obligated to take responsibility for the rest. We will do our best to work with your credit card company to minimise the hassle for you.


These terms and conditions shall be governed by and construed in accordance with Northern Ireland Law and you hereby agree to be subject to the jurisdiction of the Courts of Northern Ireland.

These terms and conditions do not affect your statutory rights.
